Industrial building conversion in Watertown becomes a new hub for incubator labs to support emerging companies.

Many research-based start-ups are focusing on Watertown as an attractive alternative to the high-rent districts of Cambridge and Boston. The potential of existing underused buildings to support these new specialized uses has owners excited to meet this influx of demand. 19 Coolidge Hill Road, formerly a tired industrial facility with few occupants over the past several years, piqued the interest of Cambridge Scientific’s innovative leader -  the lab equipment resale company sought out this location to launch its newest biotech incubator lab facility.  This marks the fourth incubator lab location for Cambridge Scientific, and the third for which Ebbrell has provided architectural services.

  • Configured three private Biosafety Level Two (BL-2)500 SF fully furnished labs and one large shared lab to meet a variety of tenant lab sizes and fit-out needs
  • Carved out a shared tissue culture lab and freezer room for all tenants.
  • Created two common space hubs at each end of the central lab corridor; a common café, work room and conference room zone; and a small cluster of conference and office spaces.
  • Applied light and bright easy-to-clean finishes throughout to reinforce a modern and clean, scientific environment
