Blending functionality, flexibility, and art to create a welcoming, enduring workplace

Ebbrell Architecture + Design worked closely with KS Partners to design a new headquarters at 130 New Boston Street in Woburn, marking a major milestone in a decade-long collaboration between the firms. Guided by data, collaboration, and KS’s own real estate expertise, the design team transformed the space into what the client calls their “forever home.” The result is a light-filled, highly functional environment that balances professionalism with creativity, supporting both team connection and tenant engagement.

• Designed a modern, welcoming headquarters defined by a calming color palette, warm wood tones, and abundant natural light to foster comfort and well-being.
• Created a multi-functional café-style lounge and conference center that serve as both internal gathering spaces, and the conference center also being a shared amenity for building tenants.
• Curated an environment where art and architecture meet, featuring polished concrete floors, exposed ceilings, and featured art works by Julian Opie and Os Gemeos.
• Engaged staff throughout the process, inviting input on furniture selection and workspace design to align comfort, function, and workplace culture.
